The information below is dedicated to some of the largest of the most recently built residential areas. They are “deed restricted’ communities, with some rules and regulations in effect to protect the quality of life and the value of the individual properties. However, there are so many other fine residential areas, including adult communities which, for practical reasons, could not be described here.

Also, some of the Zip Codes are referenced for convenience only: They are approximate and a verification with an official map is always recommended.

Further, please note that the designation of ‘Tamiami Trail’ is a mere contraction of Tampa-Miami Trail. It refers to Route 41.

Finally, as a general note, communities which are referenced as ‘fully developed’ are just what that says, namely that the areas are entirely built up and no additional home construction of any kind may be possible. That vouches for a stable environment.

Now, the major trend for Sarasota’s living is presently Downtown and the Bay Area for condominiums while, one family houses tend to focus more around University Parkway, toward the University Town Center, commonly called ‘UTC’, of which the exquisite UTC-Mall is the Flagship within the new shopping district. Nevertheless, real estate opportunity abound throughout the region, although not on the same scale.

                           University Town Center

  The UTC shopping area comprises an upscale mall, which opened in Fall   2014. in fact, the mall represents the state-of-the-art of fully enclosed   shopping centers, with first class stores and restaurants. Adjacent is a   large outlet center as well as a series of major stores, all of which   contribute to convenience and comfort.

  Behind the Mall we also find Sarasota’s international rowing tracks.

  Remark:

  All of the above contribute to attract further residential construction, as   well as retail and service businesses.




Sarasota Bay

(Zip: Sections of 34231,34234, 34236, 34239, 34243)

The area is quite popular because of the spectacular water-view and because of the convenience to downtown’s cultural events. Also, nicely enclosed by the ‘Keys’, the Bay provides ideal conditions for boating and sailing all year-round.

As to the homes, they come in a great variety, ranging from one family houses to high-rise condominiums such as the Ritz-Carlton, avant-guard mansions as well as remnants of historic one-family residences as one moves away from the core of the Bay area.

University Park

(Zip: Section of 34243)

This gated community is fully developed within a plush Country Club setting, with an outstanding golf course, tennis courts and pool.

The homes are free standing, upscale one-family residences, located within a superbly landscaped preserve. There is a lot of privacy.

Access is from University Parkway.

Mote Ranch

(Zip: Section of 34243)

Mote Ranch, comprising nine neighboring communities, is fully developed and attractively landscaped.

The homes are free standing one-family residences, with all comfort and generally with private pool, in a park-like setting. With many of the residences, either bordering small lakes or located adjacent to a subtropical green belt, the area projects a mood of peace and serenity. Some of the homes have also river frontage and a deck for small boats.

Also, Mote Ranch is conveniently located to rapidly expanding shopping districts, which include the new ‘University Town Center’ and its famous state-of-the-art mall, restaurants and golfing opportunities. Golfing opportunities are at the Palm Aire Country Club oas well as at the University Park Country Club.

Access to Mote Ranch is from University Parkway, through the Palm Aire Country Club Gateway.

Palm Aire

Fully developed and attractively landscaped communities, accessed through University Parkway. The community became highly desirable because of its Legendary Palm Aire Country Club.

Homes are either free-standing one-family houses and or duplexes (generally condos called villas), many of which are located along small lakes, natural preserves, or adjacent to the golf course, all of which vouches for privacy.

Lakewood Ranch

(Zip: Section of 34202)

Homes are mostly upscale single-family houses with pool, many of which are located within gated communities.

Lakewood Ranch is new township. It comprises distinct communities, its own shopping center, hospital, golf courses and club-houses, as well as a polo club. Nevertheless, it is also conveniently located to the new University Town Center.

It is located East of Interstate 75 and accessed through University Parkway.

Lido Key

The Lido Key owes its fine reputation to its splendid beaches and to St Armands Circle, a classy tourist center amply furnished with exclusive boutiques and galleries as well as a great variety of exquisite restaurants.

Homes along the Gulf are primarily upscale condominiums, while on the Bayside luxurious housing is the norm.

Coming from downtown over the Ringling Bridge, one gets first to the Bird Key, a smaller island, but similar to the Lido Key in many respect, richly provided with new mansion-type single-family residences.

Siesta Key

The Siesta Key, most popular for its magnificent ultra-white sand, had it’s beach numerously times rated No. 1 of all American beaches, including Hawaii. Its variety of beach activities, including drumming on Saturday’s sunsets, and its informal vacation village make Siesta Key a favorite vacation destination for the young generations. and its variety of vacation rentals.

Homes are mostly single-family houses, condominiums and rental properties.

Access is from South Tamiami Trail, wit a choice between two bridges.

Longboat Key

Longboat Key is a long and narrow strip that has gained a reputation for quiet living, enhanced by country clubs and fabulous sunset views over the Gulf and over the Sarasota Bay.

Homes are mostly upscale condominiums along the waterfront and luxurious one-family houses. Older homes reflect Longboat Key’s historic past.

Access is from Lido Key or from Bradenton through Cortez Road.

Anna Maria Island

(Zip: Section of 34216)

While Anna Maria is in fact the last of the series of Keys, after Longboat Key, the island is geared toward vacation and rental needs, especially for people looking for a quiet and casual lifestyle near the beach.

Access is from Longboat Key or from Bradenton through Manatee Avenue.

Venice

(Zip: 34285)

Some 10 miles South of Sarasota, but still part of Sarasota County, the city of Venice has a reputation on its own right: Serene lifestyle with all the amenities to enjoy the year-round subtropical blooming surrounding and the beaches.

On the Gulfside, along the Esplanade, from the condos of the high-rise buildings, one may enjoy the beautiful sunsets, while a series a fine neighborhoods provide for comfortable and quiet life.

Access is through Interstate 75.

Downtown

A tasteful combination of modern architecture, luxurious condominiums and historic homes gives downtown a special character, whereby the quality of life is further enhanced by an exceptional richness of cultural events, such as the arts and film festivals, outstanding performances at the many theaters and concert halls, as well as by well furnished art galleries, a large variety of luscious restaurants, and the overall banking convenience.

Furthermore, the proximity of the Sarasota Bay and the easy access to magnificent beaches add to downtown’s attractiveness.

The Meadows

(Zip: Section of 34235)

The Meadows comprise a series of serene communities. Single family homes of various sizes form the bulk of the housing, and thanks to a lush vegetation one may enjoy great privacy as well. Nevertheless, some communities may have condos too.

The Meadows are accessed from University Parkway / UTC or from Fruitville Road, through Honore Parkway.

Palmer Ranch

(Zip: Section of 34238)

Located in the Southern part of Sarasota, Palmer Ranch is composed of several, fully developed and mostly within gated communities. The popularity of the area is due to the proximity of the Square Mall, a large shopping center, and to the ease to get to the Siesta Beach.

Homes are generally free-standing one-family houses with three to four bedrooms and private pool. Many are located along lakes or along natural green-belt preserves.

The Main Access is through South Tamiami Trail or through Honore Parkway

Osprey

(Zip: Section of 34229)

A Southern suburb of Sarasota, Osprey is a serene community, adjacent to the Casey Key and to the Oscar Sherer National Park. Homes are generally three to four bedroom houses, with nicely landscaped surrounding.

Located between Sarasota and Venice, Osprey is access is through Tamiami Trail South.
